Over the past 10 years, second-and third tier shopping malls have been in a state of physical and financial decline with their futures shrouded in a cloud of uncertainty, at best. Many of these shopping malls are in default or have already had keys turned over to the lender. Even in a sluggish economy, over-leveraged malls can be revived. With the right know-how, cooperation and diligence, depressing retail properties and surrounding communities can live to see a brighter day.
